Our Services
On your initial contact with us, you will be forwarded our ‘Needs and Wants’ Questionnaire, which is comprehensive, but it helps us to define the parameters to optimise the property search on your behalf.
Once we receive the completed ‘Needs and Wants’ Questionnaire, we then review the paperwork thoroughly and organise a time convenient to meet with you and to discuss your needs.
Note: If we think that your requirements are not realistic and outside the parameters and not within your budget, we will discuss this with you before you sign a Buyer’s Agency Agreement.
At this stage, the extensive search begins to find a property that meets your requirements, by inspecting properties and using our local networks and Agenté internal systems.
We may inspect and search up to 100 properties in this time. All inspections are coordinated by Agenté. External and internal digital photos will be taken of any suitable properties.
Our fee includes short listing properties in chosen suburbs. Once we are able to locate up to 3 potentially suitable properties, we then make arrangements for you to view the properties either in person, or via digital photos (if you are not based on the Central Coast). Once you have decided on a particular property, we can then begin the Property Evaluation and/or Negotiation steps.
Our role as your Agent is to achieve the lowest possible price and the best terms for the settlement period and contract inclusions most favourable for you. The negotiation may take several days up until the exchange of contracts.
If you require, we can attend and bid at an auction on your behalf. We take the emotion out of the process and this eliminates the temptation to overbid on the property. This service particularly suits buyers who want to remain anonymous, or are having conflict in dealing with selling agents which may be jeopardising the opportunity for you to purchase an ideal property.
Prior to settlement taking place, we can organise with you to do the pre-settlement inspection. Upon settlement, it’s time to celebrate! We feel very proud to have fulfilled your requirements and satisfied your needs. This brings great satisfaction to us at Agenté.
An appointment will then be made to meet with you to discuss your ‘Needs and Wants’ requirement. At our first initial meeting we will go through the necessary paperwork that must be discussed as per the PSBA Act 2002 and Regulations 2003.
We will discuss our fees and define what services you would like to engage us to do on your behalf. Once, all parties are in agreeance with all of the above, we will then begin the compliance part of signing the Buyer’s Agency Agreement.
The Buyer’s Agency Agreement can be negotiated for a period of 3 to 6 months, depending on the urgency of your purchase.
We require a copy of your pre-approved finance from your lender, and a commencement fee is payable before we can begin the search for a suitable property on your behalf.
Once we identify a suitable property on your behalf, we will then produce a Market Analysis Report on the property to help us establish a fair market price.
The Report includes a description of the property, digital photographs and suggestions on positive and negative attributes. We then research for information about the property that may affect its future value.
We recommend at this stage, that you engage a Registered Independant Valuer to do an Valuation report on the property, as we are not qualified to perform this service on your behalf.
When an agreement is reached and the contracts are exchanged, the Agenté service continues until settlement day, by liaising with solicitors, conveyancers, selling agents and/or private sellers on your behalf and if required.
Important: Until contracts have exchanged, you are not under any obligation to go through with the purchase and you are entitled to a reimbursement of the deposit paid (if any).
The ‘Extra Care’ pack is available to co-ordinate interior designers, stylists, Feng Shui consultants, removalists, cleaners etc.
